Bruce Coin is the director of Pro-Gressive Mortgage and has been active on a full time basis in the income property appraisal and financing industry, beginning in 1968 with the Philadelphia based firm of Latimer & Buck, a commercial mortgage banker and life company correspondent.

He attended Temple University as an Accounting major, and holds General Appraiser Licenses in Pennsylvania and New Jersey. He pioneered the use of credit enhancements for financing purposes using the public debt markets.

In addition to his financing activities with Pro-Gressive, Bruce occasionally writes, teaches and lectures. His articles have appeared in various publications including the New York Times, the Appraisal Journal (sponsored by the American Institute of Real Estate Appraisers), the Real Estate Review (sponsored by Warren, Gorham, and Lamont and the Real Estate Institute of New York University) and the Appraisal Review Journal (sponsored by the National Association of Review Appraisers and Mortgage Underwriters). He wrote periodically for the Real Property News, the former publication of the Philadelphia Board of Realtors and Delaware Valley Chapter for the National Association of Home Builders. He has also had articles accepted as testimony at congressional hearings.

Bruce has taught and/or guest lectured to classes of Temple University's Real Estate Institute, The University of Pennsylvania's Wharton School and to Widener College's MBA Program, on the various specialties of appraising and financing. He has been the guest speaker of many special interest groups including the Philadelphia chapters of MAI and SRA, the Pittsburgh chapters of the MAI and SRA, a National convention of the University of shopping centers of the ICSC, and a National convention of the National Association of Review Appraisers and Mortgage Underwriters.
